Why Do Plumbers Charge So Much to Install a Water Heater?
Short answerWe expect it's because the price covers more than a swap. It can include a permit and inspection, code items such as an expansion tank, gas venting checks, and getting rid of the old tank, plus licensed labor. BLS says plumbers typically need years of training and most states require a license. Ask for an itemized quote to compare.
What this costs
| Option | Job | Low | High |
|---|---|---|---|
| Replace | Water Heater Replacement | $680 | $1,900 |
What you may be paying for
- A permit and inspection. Portland, Oregon, for example, requires a plumbing permit to replace a water heater.
- Parts beyond the tank. A. O. Smith's manual calls for a shut-off valve, an expansion tank on closed systems, and a discharge line.
- Gas venting. Rheem lists wrong-size vent pipe, poor slope, loose sections and skipped draft checks as common mistakes.
- Licensed labor. BLS says most states and some localities license plumbers, and some require a separate license for gas lines.
- Being on call. BLS says plumbers often work nights and weekends, including emergencies.
What the wage data does and doesn't say
BLS lists a median wage of $30.67 an hour for plumbers, pipefitters and steamfitters in May 2025. That's what workers earn, not what a company bills. We expect a company's rate also has to cover things like the truck, insurance and overhead, though we found no official breakdown of those costs. Our cost pages show the estimate for your state.
How to compare quotes
For gas heaters, we'd call a lower price that skips the permit or venting check a risk, not a saving.
- Ask if each quote includes the permit, parts, disposal and any code upgrades.
- Ask what's different if the new heater doesn't fit the old setup.
- Check the license on your state's lookup.
- Ask what warranty covers labor as well as the tank.
Common questions
Is it cheaper if I buy the water heater myself?
It can be, but ask the plumber first. Some may not warranty parts they didn't supply. We didn't find an official source on this, so get it in writing.
Can I just do it myself?
It depends on your city, and you should expect a permit. We recommend a licensed professional for gas work. See our answer on installing your own water heater.
