Should I Repair or Replace My Furnace?

Short answerENERGY STAR's undated checklist for contractors favors repairing a furnace that is under 15 years old with a good service record and only a minor problem. It favors replacing one that is over 15 years old with repeat problems or costly repairs. If two or more replace signs apply, it's probably time to consider a new one.

ENERGY STAR's checklist

The EPA's ENERGY STAR program says that if two or more items in the Replace column apply to you, it's probably time to consider replacing the system.

Signs that aren't obvious

NAHB's 2007 study puts furnaces at 15 to 20 years on average, so a 15-year-old unit may have some life left. ENERGY STAR says rising bills, rooms that are too hot or too cold, excessive dust, humidity problems and a noisy system can all point to a system that isn't doing its job, even if it still runs.

Common questions

Should I repair a furnace that is 20 years old?
It is at the top of NAHB's 15 to 20 year range and past ENERGY STAR's 15-year mark. A very small fix may still make sense, but with repeat problems or a costly repair, the checklist points to replacement.
What if I smell gas near the furnace?
Leave the area right away. Wisconsin's Public Service Commission says to call your gas utility's emergency number or 911 from a safe distance outdoors, and not to use phones, lights, appliances or flames near a suspected leak. Don't try to restart the furnace.
